Waiting Game Again

Are we really playing this waiting game again? I think so… UGH! I’ve never bought a house before and we’ve never gotten this far into the home buying process in the last 2 years. Mostly because Kevin didn’t make a sizeable enough income to support two mortgages. Now that Kevin does make enough income; without using his overtime or per diem, I’ve been able to really get some insight that I didn’t have when we tried to start this journey.

Once we realized that Navy Federal Credit Union was unable to get their figures correct, provide us with the proper information or get the information I had given them correct that we would be using another bank. So we decided on Wells Fargo. Our buyer’s agent hooked us up with her mom, who just so happens to be a mortgage consultant at Wells Fargo. So We’ve been getting great service from Wells Fargo. I truly can’t say good enough things about Wells Fargo and our mortgage consultant.

This waiting game again, is really getting on my nerves. Right now we’re waiting on the VA Appraisal. Once that is submitted, as far as I know the underwriting department looks it over and decides if the house is worth what we’re paying for it, if not then we’ve got to start over and we’ve already put about $1,300 into this process already. Fees that we don’t get back if our contract goes to shit!

Right now, we’re on business day 8 out of 10. So hopefully by Monday the VA Appraiser has done their job and writes up their report and submits it to our bank before the close of business on May 20, 2016. With a VA loan there are certain stipulations, for example ALL of our documents have to be in our file for 14 business days before we can go to closing. That means all the inspections (pest/termite, water test, VA appraisal) and all of our income related documents, our bank statements, etc. I honestly think that the process may have been easier if we hadn’t used Kevin’s VA loan. But then we would have need at least 3.5% down for a down payment. Which right now, just wasn’t possible for us, so we just went with the option that was best suitable for our family and our financial situation.

I will say that it hasn’t been a horrible process now that we’ve chosen the proper bank for us. Right now, we have our conditional approval. Just waiting on the paperwork from the appraisal to be uploaded and then play another portion of the waiting game again!

It’s a rough spot to be in, mostly because we’ll be leaving for the East Coast shortly before closing and with either stay with my sister or just go visit friends in Virginia that are still active duty. Until we close we’ll be in limbo. So we’re really trying to wait until the last minute to leave here and head to the Maryland/Virginia area.

Man, I still think about all the times I said I hated the Virginia area and how much I wanted to be back in Maryland. I guess I felt so isolated from the “real world” when we lived on base. But now, I’m chomping at the bit to move back. I can’t wait. We’ll be close enough to visit family again. I’m dying for the family interaction again.

Well I’m headed out the door to go get some milk. I forgot to buy some yesterday while I was grocery shopping. I was so focused on getting out of the store without wanting to rip my hair out. If anyone has young children, they you understand my dilemma when it comes to shopping with them. Their hands are always touching things, they want to whine and cry, ask for things I haven’t paid for yet, etc. So I rushed and missed a few things I needed.

In the meantime, wish us luck and that this appraisal process is quick and painless.

Taking the Next Step

I feel like we’re heading in the right direction. We are finally taking the next step in the mortgage application process. Our application has finally been assigned a Mortgage Specialist. I’m so excited that we’re hopefully one step closer to homeownership. I really hope the Maryland property doesn’t mess this up for us.

Taking the next step has my stomach all in knots. I can’t believe that we’ve finally gotten to this point, it’s been a long time in the making. When we last applied for a mortgage Kevin wasn’t making enough money to cover two mortgage payments. Now that we’re in a better financial place we’ve got the ability to cover the two payments if the need is there.

So what got us to the point of taking the next step? Well, it all started when Kevin was involuntarily separated from the Marines in late 2014. The moment we found out that $hit was going down, we immediately went into saving mode. We took our tax return and paid off Kevin’s truck and paid down/off credit card bills. We knew we’d get a separation pay, that would cover the mortgage on the Maryland property. So we didn’t have to stress about that. We put aside every single dime we could from the middle of April until October when we got his separation pay.We moved before we had to be out of our house, we found Kevin the first job he could get in August 2014, so he was getting paid by the military until October and was getting paid by the new company. So we were just putting money into savings or paying off bills.

We had moments of struggle (financially) during the last 18 months. But finding Kevin this amazing job and the opportunity he was given by them… has been such a blessing. We are both so very thankful that he has this job. I’m so glad that we are finally taking the next step and moving forward with our lives.

I guess, I’ll have more to update once the Mortgage Specialist and I go over our paperwork. We could be homeowners by the time the kids get out of school for Summer break, which is what we’ve been hoping for all this time. We’ve done our best to not uproot them during the school year. So we’re hoping for the same this time around.

Well, my household chores are never done. Dishes, laundry, picking up toys and vacuuming is on my to do list today.

Slow Process

I’ve been blogging for about 1/2 a year on this website & just started our YouTube Channel last month. We’ve made a grand total of 3 CENTS on YouTube and absolutely nothing from our ads on our website. But that’s okay… I’d rather we earn at a slow and steady rate than only have one viral video. While the viral video may earn us some cash, the cash flow would be over as fast as it appeared. So I’ll take the slow process of earning money online any day.

It may take us a year to really see any money from YouTube & our blog! But this gives us the time to decide on what we want in our dream home. If we want a new home (custom build) or if we want to just buy an already built home and make it our own. This decision has also been a slow process. Hopefully, soon we can make a decision. But we’re so indecisive with such a huge, life changing decision. So maybe we can figure it out sooner than later.

We also have one last option up our sleeve to help us buy our dream home. Our contract with the commercial realtor is up next month, so we’re going to start contacting home builders so we can sell them the land that Kevin bought 8 years ago this August. They can demolish the home that’s there and build a new one. The water, sewage, and electricity are already run to the property, so they don’t have to do any of that stuff. They’ll just have to do everything else, ha. But we could potentially get rid of this property, make a decent profit, and then turn that money around into a down payment on our dream home.

If we can sell the property by the time the school year starts, we’ll hold off on moving the kids until after the school year is over. Then we’ll just start over…. we just need to decide on what area we want to live in… this too has been a slow process. We keep flipping and flopping on what area we want to raise our kids in. We know that the school’s have to be good. We know that we need to have a little bit of land because of our kids and dog. So we’re leaning towards certain areas over others. But close enough to family that we can still see each other on a somewhat regular basis.

I’ll be editing this past weekends video this evening once Kevin gets home from work, so it will be up tomorrow! I’m going to try and keep our video under 5 minutes, but that may be a little hard, it all depends on what kind of footage I got!
